Preparing a Multifamily Property for a CPTED Assessment
A practical preparation plan that improves site access, stakeholder coordination, and the usefulness of the final report.
Define the purpose and scope
Tell the assessor whether the work supports routine risk management, statutory planning, acquisition diligence, renovation, portfolio consistency, counsel, or insurance review. The intended use affects site access, participants, documentation, and reporting.
Assemble useful property information
Provide current site plans when available, unit and building counts, access-control information, lighting or landscape plans, relevant policies, recent capital work, and a knowledgeable property contact. Share sensitive information through an agreed secure process rather than an ordinary website form.
Plan a representative site visit
Arrange access to entries, parking, circulation routes, common areas, amenities, service areas, and representative building conditions. Depending on scope, daytime and low-light observations may both be useful. Notify necessary staff without staging the property in a way that obscures ordinary conditions.
Prepare for implementation
Identify who can evaluate operational changes, obtain pricing, approve capital work, coordinate vendors, and retain completion records. A report creates more value when responsibility and decision pathways are established before delivery.
