Who Is Qualified to Perform a CPTED Assessment in Florida?
The assessor categories named in F.S. 768.0706 and the qualification questions owners should ask before engagement.
Who the statute identifies
For the assessment referenced in F.S. 768.0706, the current statute identifies two possible assessor categories: a law enforcement agency, or a Florida Crime Prevention Through Environmental Design Practitioner designated through the Florida Crime Prevention Training Institute of the Department of Legal Affairs.
Verify more than a marketing title
Before engagement, confirm the individual or agency’s current qualification, experience with the property type, proposed scope, reporting method, availability for clarification, and approach to documenting observed conditions. General security experience or an unrelated certification should not be assumed to satisfy the statutory language.
Match experience to the assignment
A multifamily assessment benefits from familiarity with occupied residential environments, shared amenities, access patterns, maintenance realities, property-management practices, and implementation constraints. Transaction, litigation, insurance, and design-stage assignments may require different scopes.
